Pen offers much lower land prices than Navi Mumbai while sitting on the main highway south of Mumbai. Ongoing highway widening and the planned Alibaug–Virar corridor are expected to shorten travel times further.
How do you check that a plot is legally clear?
Before listing, our legal team reviews the 7/12 extract, mutation entries, NA order (where applicable), a 30-year title search and any pending litigation. You receive copies of these documents before you pay a token amount.
Are your plots CIDCO approved?
Some plots are within CIDCO's planned areas and some are private NA land approved by the Collector. Each listing states which authority applies, and we explain what that means for building and resale.
Can I visit the plots before booking?
Yes. We arrange free site visits every day, including pick-up from Vashi or Panvel. You can also ask for a live video walk-through if you cannot travel.
Do you help with registration and loans?
Yes. We handle the stamp duty calculation, draft review and sub-registrar appointment, and we can connect you with banks that lend on NA plots.
